Winner of the 2022 Top Apartment Communities Competition

River & Rich — Franklinton, Columbus, OH (2016)

As Project Architect with Sullivan Bruck Architects, Warren Bath collaborated with Casto Development on River and Rich, a multi-family residential project that emphasizes community integration and a distinctive connection to the arts.

Located in Columbus’s historic Franklinton neighborhood—once a bustling rail hub in the late 1800s and, by 2016, a thriving community of artists and families—the project was deeply informed by the area’s industrial past. Surrounding warehouses, freight yards, and creative collectives like 400 W. Rich shaped the design dialogue between old and new.

The character of 400 W. Rich served as a direct inspiration for the project’s architectural expression. Its patinaed steel windows and weathered brick informed River and Rich’s multi-colored steel paneling and integration of both steel and brick elements, creating a contemporary residential complex that honors Franklinton’s layered history while supporting its artistic future.

Community & Development Partnerships


At the same time, Director of Interiors and Brand Development, Kylie Olivia Bath first encountered the River & Rich project while working at WOSU Public Media, later deepening her engagement with Columbus’s urban growth through her work with Columbus Underground. There, she helped shape community-forward initiatives such as the Urban Living Tours, which spotlighted adaptive reuse and new development projects in partnership with firms like Casto.

Her work across public media, city communications, development-focused journalism, and large-scale community events fostered a distinctive ability to bridge media, community, and development partnerships. This foundation now informs the collaborative style she and Warren bring to their practice—partnering with development groups across the Midwest, Chicago, Brooklyn, and Manhattan to create projects that are both strategically positioned and community-integrated.
