Stories Architect, Warren Bath crafted the design for a proposed $18M hotel in Delaware, Ohio’s historic district.

Though unbuilt, the project equipped him with deep expertise in navigating the balance between brand standards and historic context. This work demonstrates our ability to deliver hospitality architecture that respects place, enhances guest experience, and supports developer ROI within the framework of a historic district and its unique design opportunities and challenges.

Location & Context — Delaware Historic District

Stories Architect Warren Bath, in partnership with OHM, developed the design for a proposed $18M hotel in the heart of Delaware, Ohio’s Historic Downtown District. The area features the National Register–designated Sandusky Street Corridor and is overseen by a Historic Preservation Commission that ensures new projects respect design compatibility, pedestrian character, and architectural integrity.

Historic Significance & Local Charm

Recognized as a “Great Place in Ohio” by the American Planning Association, Downtown Delaware is celebrated for its architectural heritage, small-town charm, and lively cultural mix. The city has invested ~$5M in streetscape improvements—sidewalks, lighting, drainage, and public realm enhancements—strengthening its appeal as a pedestrian-friendly destination. Anchored by Ohio Wesleyan University and vibrant arts venues, the district sustains steady year-round activity that supports hospitality investment.

Unique Design Needs for Branded Hospitality

Branded hotels must balance national brand standards with local preservation guidelines. In historic districts, this means selecting compatible façade materials, signage, and massing to harmonize with neighboring buildings, while ensuring storefront rhythm and pedestrian connectivity.
